Signature Tri-ED catalog highlights NKY business solutions

Commercial real estate at its core resembles the apartment hunt that so many of us are familiar with -- that is to say, the basic steps include researching a community, touring properties, asking questions, negotiating lease terms and, ultimately, moving in. 
 
But the stakes become significantly higher when it comes to expanding or relocating a business. Decision makers at that level must weigh financial risk against reward, assess the available workforce, factor in employees' welfare, and examine potential impact on the surrounding community -- and those are just initial considerations.
 
All this makes for the type of intensely competitive commercial real estate market seen currently in Northern Kentucky and in regions across the nation. Amid relative scarcity of business projects, regional leaders must maximize their efforts if they wish to attract new companies while maintaining their established base.
 
Touting Northern Kentucky's 'signature' appeal 

As part of its ongoing commitment to rise to that challenge, Northern Kentucky Tri-ED this month releases Northern Kentucky Signature Sites and Buildings, a catalog of representativer real estate and business solutions in Boone, Kenton and Campbell counties. The publication features photos of existing properties as well as artistic renderings of those forthcoming -- from Tri-ED's continually updated site selection database -- along with property details including square footage, nearby amenities and supporting realtor info. The catalog is only one part of a long term business development program driven by Tri-ED with the intent of attracting and retaining primary industry business to Northern Kentucky.
 
Tri-ED's senior vice president Karen Finan spoke to Thrive about the impetus for creating the Signature piece, noting the region's longstanding offerings as well as those developments that are still in the works.

"It shows that we're a community with vision," Finan says. "We're looking toward an exciting future when we talk about projects like [Newport Riverfront's] Ovation, [Dayton's] Manhattan Harbor, the Districts of Taylor Mill and the Union Town Center project. When you look through the catalog and see Northern Kentucky's real estate options and business solutions that can grow with an expanding business."
 
Emphasis on outreach and one-stop shopping

Tri-ED designed Signature Sites with a national audience in mind -- one that the organization is targeting in an aggressive campaign to underscore Northern Kentucky's multi-faceted value as a business destination.
 
"When we visit with a site selection professional in New York and the catalog is used to showcase the community, we want them to know that there are viable options in Northern Kentucky and that we're extremely competitive," Finan says. "Our real estate and business solutions are strong, our cost of business is low, our available workforce is skilled -- we have to be able to compete regionally as well as on the global front."
 
Another strong selling feature for prospective companies is Tri-ED's commitment to providing a single point of contact in the site selection process.

"There's a host of criteria that a real estate professional or a company executive would expect to go through before making a decision," says Finan. "We work two to three years in advance of even the site visit in come cases, coordinating with state and local officials, the business community, utility companies and real estate professionals so that once a visit is realized, a company comes into the market and experiences the very best of Northern Kentucky. That's something the people we work with appreciate."
 
The catalog lists a sampling of financial incentives at the local and state levels that, in addition to providing monetary support, serve to symbolize the access and community backing that expanding business leaders can expect if they choose to grow in Northern Kentucky.
 
Similarly, Tri-ED leverages influential connections in helping clients overcome the inherent challenges of conducting day-to-day business. "It's much more than monetary support," says Finan, explaining that the three judge executives of Boone, Campbell, and Kenton counties govern Tri-ED and appoint local business leaders to the board. "These individuals have a great sense of what helps drive business forward. When we hear of a barrier, we're able to go directly to the source and work to find a solution."
 
Tri-ED's February 27 launch of the catalog met with great success with the real estate and business communities. The piece is available in both print and digital formats, here and at www.NorthernKentuckyUSA.com, and coincides with planned communications through social media and other marketing channels as part of a larger campaign.

Says Finan, "If you are a target industry within a cluster that Tri-ED is looking to recruit, you will hear from us multiple times, and this catalog is another example of our outreach to key executives, site consultants and real estate professionals who make business decisions."
